Plan your payment using your lender’s rate and applicable funding fee. Change the inputs to make the estimate yours.
Estimated monthly housing cost
Based on your quoted rate and verified fee.
Assumes the entered funding fee is financed. Zero is a placeholder assumption, not an eligibility or exemption determination. Enter the applicable fee from your lender or the VA.
Start with your own budget and a written lender quote. Change one input at a time to see what drives the result. Keep a separate allowance for costs that are not included in this tool.
This tool does not determine VA eligibility, entitlement, fee exemptions, or loan limits. Funding fees vary by circumstances. Verify your applicable fee with the VA and your lender.
Read the CFPB’s Loan Estimate explainer to understand a real lender quote. Verify the applicable funding fee with the Department of Veterans Affairs.
A VA-backed home loan is a mortgage from a private lender with a partial guarantee from the U.S. Department of Veterans Affairs. It can help eligible military borrowers purchase a home with favorable financing features. The benefit does not make the loan free or remove the need to show that the payment is affordable.
Eligible Veterans, service members, certain National Guard and Reserve members, and qualifying surviving spouses may be able to use the benefit. Requirements depend on service history and individual circumstances. A Certificate of Eligibility (COE) documents eligibility for the benefit; the lender must still assess credit, income, and other loan requirements. Review the VA’s official eligibility guidance rather than assuming military affiliation alone guarantees approval.
VA-backed purchase loans can offer a no-down-payment option and do not require PMI or FHA-style mortgage insurance premiums. They also have no prepayment penalty. A purchase loan is generally intended for a home you will occupy. Down-payment needs can depend on lender requirements, entitlement, and the relationship between the price and appraised value. See the VA’s purchase-loan overview for program details.
Those features can preserve cash, but compare actual offers rather than assuming a VA loan always has the lowest overall cost. Consider the monthly payment, quoted rate, APR, fees, and cash required at closing together. A voluntary down payment also reduces the amount you finance in this calculator, which can change both payments and lifetime interest.
The VA funding fee is a one-time charge, distinct from monthly mortgage insurance. Its applicable percentage depends on factors such as loan type, prior use of the benefit, and down payment. Some borrowers qualify for an exemption, including certain borrowers with service-connected disability compensation. Confirm your status and rate using the VA’s funding-fee and closing-cost guidance.
This calculator adds the entered funding fee to the loan balance. A larger financed balance increases the principal-and-interest payment. The starting fee of 0% is a placeholder, not confirmation of an exemption. Replace it with your verified percentage. If your fee is paid in cash rather than financed, this model’s financing assumption will not describe your loan exactly.
No down payment does not mean no cash is needed. There can still be closing costs and other upfront expenses. In the calculator, enter recurring property taxes, homeowners insurance, and HOA fees in Monthly tax, insurance & HOA. Keep maintenance, utilities, moving costs, and emergency savings in your broader budget. Our closing cost calculator can help organize a separate estimate of purchase expenses.
Start with a lender’s quoted rate, your planned down payment, repayment term, and verified fee. Change one field at a time to understand its effect. The result combines fixed-rate principal and interest on the financed balance with the recurring costs you enter. It does not determine eligibility, entitlement, fee exemptions, or an approved loan amount. Compare it with the lender’s disclosures before making a decision.
A payment that fits a lending rule may still leave too little room for your other priorities. The home affordability calculator offers another way to test a household budget, but neither tool replaces a lender assessment or personalized financial advice.
